Delivered through the Collaborative Development model by Lohia Worldspace, this project harnesses multidisciplinary expertise to create sustainable, financially accessible modern offices in urban areas facing rising property prices.
Powered entirely by solar energy, the offices aim to be net carbon positive, minimizing environmental impact and reducing energy costs. We have targeted a minimum environmental rating and fossil fuel free 100% electric green power.
The Designco exemplifies sustainable density, converting one post-war suburban dwelling into three fossil fuel-free, 100% electric offices for future generations. Utilizing solar panels, battery technology, electric heat pumps for hot water, and hydronic heating, the project achieves an impressive 8+ out of 10 star NatHERS rating.
The spaces are strategically designed with a dual North-South aspect to optimize cross ventilation and solar penetration throughout all habitable areas. This thoughtful layout reduces heating and cooling costs, enhancing energy efficiency and occupant comfort.
The spaces at Designco embrace passive design principles. Each office is strategically oriented to face north, maximizing solar penetration for winter warmth. External automated block-out blinds on north and west-facing windows, along with cross ventilation and ceiling fans, effectively cool the offices in summer. This thoughtful design approach optimizes comfort while reducing reliance on heating and cooling systems.
Designco utilizes the Structural Insulated Panels (SIPs) construction system to explore a more efficient and alternative building method. SIPs panels are prefabricated, load-bearing structural components that offer flexibility and rapid installation. These panels provide insulation, creating an airtight building envelope that minimizes heat loss and thermal bridging.
In addition, Binq tilt and turn high-performance windows and doors are installed in each office to enhance thermal insulation and facilitate effective cross-ventilation for cooling purposes. This comprehensive approach ensures energy efficiency and occupant comfort within the spaces at Designco.
At Designco, we operate entirely on renewable energy through a partnership with high-performance battery technology that stores energy generated onsite by rooftop solar panels for use in the evenings.
Our investment in Energy Recovery Ventilation (ERV) active systems, combined with electric heat pumps for hot water and hydronic heating, ensures efficient energy utilization.
Caroma Smart Command technology is integrated to monitor water usage via a dedicated app, equipped with leak detection capabilities to identify and mitigate leaks promptly. Rainwater collection tanks further reduce water consumption by each office, minimizing reliance on external water reserves.
Designco prioritizes the use of locally sourced, natural materials in its construction, emphasizing durability with minimal environmental impact and long-term performance. This includes recycled bricks and native hardwood timber cladding and veneer, contributing to the project's sustainability and connection to the surrounding environment.
The front yard of Designco is maintained under shared ownership, allowing collaborators to collectively appreciate the value of the street frontage.
